Hospitality interiors carry a dual brief — they have to feel effortless to a guest, and hold up to daily operational wear, franchise brand review, and a hard opening date. RNM designs to both from the outset.
Design, FF&E, and construction under one contract — no gap between the brief approved and what's installed before opening.
We document design decisions to the format international hotel operators expect for brand design standard sign-off.
Tourism licensing and fire safety approvals tracked by our own team — critical path items that can delay an opening if left to chance.
Agreed cost before work begins. The number in the proposal is the number on the final invoice — always.
A hotel fit-out answers to more than Dubai Municipality — DTCM licensing, Civil Defence fire safety, and, for franchised properties, the operator's own brand design standard all have to be satisfied before opening. RNM manages every strand together.
For franchised properties, we review the operator's brand design standard manual alongside DTCM classification and licensing requirements — confirming what the concept design needs to satisfy before any drawings begin.
Dubai Municipality-standard drawings are produced alongside the Civil Defence fire and life safety submission — means of escape, fire-rated materials, and signage — in parallel during design development.
RNM submits the DTCM, Civil Defence, and DEWA applications in parallel — sequencing submissions so licensing progresses alongside construction approval rather than after it.
For branded hotels, design development and material selections are packaged for the operator's brand standard review — a step independent of local authority approval that RNM plans for from the outset.
Civil, MEP, joinery, and FF&E installation are sequenced against a confirmed soft-opening or reopening date — with guest room floors, if phased, brought online section by section.
RNM coordinates the pre-opening Civil Defence and DTCM inspections ahead of your launch date. As-built drawings, warranties, and licensing documentation are included in your handover pack.

Answers to the questions hotel owners and operators ask us most often before starting a hospitality fit-out or renovation in Dubai.
Hospitality fit-out fees vary widely by scope and finish standard. Design-only documentation typically starts from AED 200/m². Full design, FF&E, and Category B fit-out generally ranges from AED 400 to AED 900/m² depending on brand standard specification. A fixed-fee proposal is provided after the initial consultation. See our cost guide.
A phased guest room refurbishment typically runs at a rate of several rooms per week per floor, sequenced to keep the hotel trading — a 100–150 key property might complete in 12 to 20 weeks depending on how many rooms can be taken offline at once. Lobby and public area renovations run 8 to 14 weeks separately.
Yes. We design and document to franchised hotel operator brand standards — material specification, FF&E, and construction detail packaged in the format required for the brand's design standard review and sign-off.
The Dubai Department of Tourism and Commerce Marketing licenses hotel and hotel apartment classification, alongside Dubai Civil Defence fire and life safety approval. RNM manages both submissions in-house, in parallel with Dubai Municipality drawings and DEWA coordination.
Yes. RNM sources, quality-checks, and installs furniture, fixtures, and equipment as part of the design and build contract — coordinated within the fit-out programme rather than arriving as a separate, disruptive phase after handover.
Yes. We plan phased, floor-by-floor guest room renovation sequencing so a hotel can continue trading with a reduced inventory during works, rather than closing the property entirely. Noise-sensitive works are scheduled around occupied floors.
